Knowing what you want when buying a home can be somewhat hard to define. Sure you have some ideas about what you would like but which of those are absolutely necessary and which can you do without? Have you taken the time to sit down with your family (if you have one) and talked about what is needed in a new home? This is the time that you need to differentiate between mere wants and absolute needs. These factors can be make or break points in a sale so be sure that you know what you need and what you want.

Start by making a list of sensible needs. It is unlikely that you will need 14 bedrooms, a pool and a servant's quarters, but you may need 3 bedrooms, 2 bathrooms and close proximity to good schools and/or your place of work. Perhaps you need a home with a level entry due to mobility issues or require a home with an in law suite for your elderly parents. Whatever your needs be sure to identify them up front and communicate this to your realtor so they can quickly eliminate homes that do not measure up. Once you have decided on the necessities you can then move on to some of the more "pedestrian" wants.

Finding the perfect home that suits all of your needs and wants is going to be difficult. Chances are that your "perfect home" will be much like other people's who are looking for similar homes in the same price range. You will find the people's ideal homes are not as different as you may think. Buyers are generally looking for the same features as other buyers. Smart home owners have tapped into these wants and have made changes to their homes to deal with the more common desires of buyers. Some sellers will even include a flooring allowance or some similar perk to draw buyers in.
If you do find that ideal home do yourself a favor and be sure to have your financial picture settled and ready to roll so you don't have to scramble to secure funding. It can be heart-breaking finding the right home only to have it swept out from under you by a buyer who has their mortgage ready while you are attempting to secure your financing. Do yourself a favor and get pre-approved before you start looking for homes. It will mae the process much easier.

Millenials, according to demographers, are those whose ages reach the range of young adulthood in the early 2000s. Some researchers use this demographic cohort to describe the generation which follows the Generation X. They are sometimes referred to as Generation Y while in some reference materials this group pertains to the persons born in the early 80s to the early 2000s.

Currently, millenials are those whose lives are still tangled with their parents. Studies revealed that most of them aren't forming their own families yet. Either they are focused on their careers or they are living their happy-go-lucky lives. Either way, they are still projected by housing experts as a group which will become powerful home buyers despite the fact that most of them are not in a hurry to purchase one. But once they decide to pursuit the goal, they will do all they can to achieve it.
The millennium generation has fantastic choices when it comes to the house they want. But you'll be surprised to know that the house they want is one that is conveniently located to the comfortable amenities of the lifestyle they reflect. According to surveys, most of them would want the house to be located near bars, coffee shops, and shopping loops.

Unlike the general home comfort features that generations before them wanted, millenials are more particular with technology in the home. One factor behind such choice is their inclination with the use of modern technology in their jobs and in their personal lives. Most of them have been cannibalized by their smart phones and other handheld gadgets such that they want control of other home appliances with these gadgets too. Thus, in more recent surveys it appeared that they want to turn the lights on and off through their mobile phones or water the garden in times determined by their sensor-capable sprinklers. In consideration of their mobile phone use, the millenials would of course come into consensus that good provider coverage is also a great factor. They would want to check first whether their provider has strong signal around the neighborhood where they are planning to buy a house.

The millennial home buyer wants greater control over his would-be house. Thus having smaller spaces is not of a big deal. Instead, what he wants is a smaller space where flexibility and control can be fused with functionality and beauty.

Rooms especially designated for a typical function may not be as important as what other buyers representing other generations would opt for. Instead multifunction rooms are more important to them, such as a room where his future family can dine together while in other days he and his friends can watch over their favorite sports channel. It's like a dining area which can also function as a media room.
